This adaptive re-use project involved our structural engineers in the refurbishment of existing commercial premises, previously owned by Auckland Council (Panuku). The new campus for Laidlaw College transforms three floors of the existing building, with new commercial base build tenancy spaces developed across the remaining levels. Working with Chow Hill Architects, The Building Intelligence GroupRider Levett Bucknall, BUILT, Babbage Consultants, and AGILE Building Services our structural engineers completed this exciting project early in 2024:

Staged design of the seismic retrofit of the building to 100% of NBS:

  • Updated previously completed detailed seismic assessment (DSA) to allow for revised building use.
  • Structural concept design options to 100% of NBS including concept design drawings.
  • Developed design of the seismic retrofit to 100% of NBS including design drawings
  • Responded to seismic retrofit RFIs from external reviewer.
  • Detailed design of the seismic retrofit of the building to 100% of NBS and detailed design drawings of the seismic retrofit
  • Responded to RFIs from the external reviewer and council during building consent phase.

Staged design of the secondary and non-structural items of approximately 4,200m2:

  • Developed design of the structural and non-structural elements (NSE’s) for the proposed fitout and provision of design drawings
  • Detailed design for the proposed fitout including design drawings
  • Issued structural tender drawings and answered structural RFIs from tenderers.
  • Undertook a technical review of the tender submissions including value engineering.
  • Issue “For Construction” structural drawing set and reviewed shop drawings by contractor.

Construction Monitoring:

  • Addressed RFIs, attended site inspections, prepared construction observation reports and issued PS4 on completion.
  • Call outs to resolve issues during defect liability period and undertook final inspection to close out defects.   
  • Issued as-built structural drawings in PDF and Revit including:
    • GPR scanning of beams and columns at various locations.
    • Limited opening up works to confirm reinforcing and reporting on findings.
